Title Examination

Piedmont Law Group provides a full range of title examination services throughout all 159 counties in Georgia, focusing primarily on commercial real estate.

For each title examination, we thoroughly research the records and indices at the county courthouse. Most examinations cover a period of 50 years; however, in some cases, an examination can be customized to cover a shorter period based on the client’s request and needs.

In a full title examination, we identify all legal owners of the property, as well as matters that will continue to affect the property after closing, such as rights of way, easements, restrictive covenants, and boundary line agreements. Finally, our examination identifies liens, encumbrances, or defects that need to be addressed prior to a conveyance of the property.

We have longstanding relationships with many of our clients, who rely on Piedmont Law Group’s extensive title examination experience and skill. Some of those relationships go back 20 years. Our firm conducts title examinations in conjunction with title insurance issued through Piedmont Law Group as agent, as well as for clients who provide their own title insurance. We provide title examination services to a wide range of clients, including:

Our full range of services includes issuing a full abstract, limited certificate of title, or certificate of title following a title examination, depending on the client's needs.
